My sister lives in Washington and they are renting a mobile home. They need to break the lease for several different reasons. The road to the trailer is very steep and they found this place when there was snow on the ground and had to useXXXXXto get up the road. Now it is summer and they still need to use 4 wheel to get up it. Also, the trailer is infected with ants and mice. My sister got very sick for 2 weeks because she kept smelling a smell. The landlords finally had someone come up and check it out and there were dead mice in the heater. So you could really smell them when you needed heat. The landlords told her to call pest control and that she would have to pay for it. They want to get out of there and they signed a year lease. She told the landlords that they were moving and the landlord has been calling her and told her he was taking them to court and would have her husbands check garnished. Is there anyway they can get out of this without it costing them.

To get out of the lease there are normally 4 ways: 1. negotiate with the landlord. often that means paying a penalty to be released. 2. finding a clause in lease that permits you to end it early on notice. This is rare 3. suing the landlord for breach of lease or having a lawyer threaten such action which can lead to a release either by consent or court order 4. subletting for the lease term.
