Hi -

Yes, a certified copy, or any copy of a lease, is as good as the original for legal purposes.

As long as the copy is exact, courts will accept such a copy as evidence.

I hope that answers your question.

Do you know where I can find this in a Property Code or if I can get a statement from you on a letter head stating such? I have a client that is asking for original copy of a lease that has been misplaced but I can provide them with a certified copy of the lease. Would this Suffice?

An "original copy" is any copy that has not been altered. Just make photocopy of the lease as it exists and give them the new copy. It is simple.

Unfortunately, I cannot offer a letterhead.

Thank you very much, but I mispoke. They want the actual original, not an original copy.

Okay, I see.

If you do not have the original, that should not effect your rights to enforce the lease.

If you can get a certified copy, this will suffice.

The other party might object, but ultimately you can use a copy to enforce your rights.
