What is the reason? I cannot operate my business this way anymore & feel like he should have known that I could not have operated this way because of the hood situation.

what is your question? Can I break the lease without reprocussions financially if this is a solid case.

what have you tried? Several times to work something out with the landloard because he knows that this is illegal & I'm afraid to get shut down.

The law does not permit you to break a lease except per the terms of the lease or with the lessor's consent. Now if the other side misrepresented a term of the lease you can use that to argue in negotiation and if needed in court that you have aright to rescind the lease.
