How long of a notice must be given to a tenant to remove an unauthorized dog? The property is in the state of Colorado.

Any breach in a lease contract can be corrected by sending a tenant a 3 day notice to quit. This notice gives them the notice of the breach and if they do not correct within the 3 days then you can file a 30 day notice of termination and eviction due to their failure to perform on the 3 day notice to quit.
