I have 4 unit in NJ in foreclosure. Giving to the bank "cash

I have 4 unit in NJ in foreclosure. Giving to the bank "cash for keys" however has to be vacantly dec 15.
One held out month to month lease exposured.
Heat broker he called town and I put him up in a motel.
I offed to help him relocate and continue to pay for motel for a few weeks.
Also there are many violations from the state.
He also made a complaint to the police that he ws
Locked out. He gave me the keys.
Without heat city won't let him stay and they are demanding I fix it.
He is also in eviction but date is after the time I have to return to the bank.
Why are my rights and what can they do if I just refuse under any circumstances to let him back. Again within a few weeks will be returned to the bank.
