Past tenant: (1) has not paid her portion of her water bill

Past tenant: (1) has not paid her portion of her water bill as agreed on in her application. (2) tenant put up patio with out my permission and killed grass area. Estimate $65. Dumped potting soil in area and left areas a mess.

JA: What are the terms of the lease? Any issues related to maintenance or upkeep?
Customer: Renter's responsibility: 1 Month notice to move in advance, (2) 1 month's security deposit and (3) rent for the new month (4) Snow removal (5) cutting of grass, shared with other tenants (6) Must pay all their own Utilities (7) share in the cost of the Water Bill every quarter.

$110.25 Water Bill, $65.00 new grass area, $75.00 grout and tile replacement, Paid Cleaning Service $60.00 (left upper unit completely dirty. Total $299.75
Rental Agreement states 1 months notice. She moved out on 09/02/16.
Her security deposit was $350 and she expects me to pay her back the balance of her security deposit of $175.
I had a hard time dealing with her in showing the upper unit, and when I was able to show unit it was unsuitable for people to see beyond the total mess of the unit.
