Yes. Absent a clause in the lease that would allow for early termination upon giving proper notice, a party could terminate a lease early, if there was a breach of the lease agreement and the landlord failed to remedy and correct it. By that, I mean it would have to effect the habitability of the rental, which would prevent them from using and enjoying it.
