Thank you for the reply. In a situation like this, you can advertise the rental and try and find someone to sublease. If you find someone, they can move in and take possession and they can pay the monthly rent on his behalf. At the same time, once you make the landlord aware that he will not be returning and taking possession, they have a duty to try and mitigate damages and find a new tenant. Until they do he would have to pay the rent but once they find someone, that obligation will cease. Finally, an offer could be made to terminate the lease with a penalty. Of times, 2 months rent can be paid to be released and they will accept it.
