My Sec 8 tenant's lease is up Aug. 1, 2015. I'd like her to vacate the premises. Do I need to give her a 90 day notice, even if the lease ends Aug.1?

Hello, if its a section 8, on what basis are you ending her tenancy? is rent owing?

Her lease is up and she's lost her section 8 status, do to non compliance on her/there side of paperwork. I would like her to vacate and she's been a problem since the first day of occupancy.

Her lease is up on Aug. 1. My question is do I have to give her 90 days.... or can I give her notice now and expect her out on Aug. 1 or will it need to be Aug. 15 (90 days notice)

You should give 60 day notice ending the tenancy and providing in advance that you are not renewing. The lease normally provides for such notice, and may even allow for 30 day notice!
