I have a wmc 12-1a split system where the the coil on the indoor unit has a leak where an oily substance is found on the inside cover of the unit. Do I have to replace the entire condenser or is there a way to repair? Selling house expensive to replace.

Sounds like there is a refrigerant leak.This can be from a small pinhole which can be welded , a loose fitting ,etc. Unless in a place that can't be accessed, it should be able to be repaired or at most, the coil replaced.
