Hello, I am having some problems with the A/C unit in one of my apartments and it is affecting the apartment bellow (also mine).

Apparently the A/C is leaking and the water is coming off of the light bulb in the apartment bellow the leaking.

How can I fix this?

I'm attaching some photos.

Sounds like either the drain is stopped up or drain pan has rusted through on the unit. Are you able to remove cover and see if drain pan has water standing in it.Also if you can provide model on unit will be helpful.

I removed the cover and it looks like there's water in it.

Thanks for the great pictures. The evaporator and drain pan both need to be cleaned. You will need to take unit outside to clean with coil cleaner and water hose. You can get coil cleaner at any hvac supply house for cleaning. Be careful that you do not use a hard brush or anything on the coil fins that will damage them. You can spray the coil cleaner on and rinse off.
