Our house is from 1869, and we have original hardwood floors underneath carpet. I will send pictures. My question is if we MUST sand them, or can we just apply stain?

Hello, I would take pains to leave the patina in tact on the first floor den, and any similar area. You need to consult an antique furniture restoration company for advice on how to treat the den floor especially.

The upstairs is too badly discolored for preservation of the patina, sand and refinish that completely... but only after an appraisal by the antique wood restoration specialist.
