I have bought a house to repair and flip. I have done some house flipping in the l past but I want to save money this time in home repairs.

Any suggestions in terms of how to perform home repairs in the most efficient way?

If you have the skills the most economical
way is to do it your self.
If the work is to heavy or to much labor force
temporary services is a good way.
They furnish the people you set the skill
level and pay accordingly.
Another way is check out local
handymen who are insured and work
closely with them.
Never pay anybody in advance.
Building materials can BMW found in local
trader publications.
Be sure and check the free column.
Used appliances that have been refurbished
are another money saver.
Electrical and plumbing rough in can be done
by non professionals like the temps supervised
by you . Then they can be inspected and
the final hook ups done by licensed trades men.
Best to find someone first that is willing to work
under those circumstances.
Do a thorough inspection of the house before you buy it.
crawl under it.
Look under rugs
Test the water. ., electricity , heat and AC
Go you up? On the roof and check the flashing
and shingles. Chimney ,vents, look for anything weird
Go in attic and check insulation, water damage
Dangerous looking wiring. Floating splices
(Not in box) bad or bent duct work

Check walls and floors closely for mold.
Do your own painting .
These are a few things that can save and cost
money.

We have a local ad called "The Trader"
Craig's list has a free section in the for sale section
I have gotten bricks and treated lumber
also stone and dab gravel
I have bought leftover materials from both the
trader and Craig's.
People are glad to get rid of left over lumber
I keep it in dry storage until I need it /m
I have gotten brand new windows and doors
for really low prices. Gas fire places seem to be
a pretty good item also.

Have you worked with architects or interior designers before?

If you have, then how to get best value out of their engagements?

With architects you can often save money
by working with an intern or a recent graduate.
The firm will be checking their work so you
can still have quality at a lower price.




As for designers there are many who just
do it others are licensed and trained

In the long run I have had better experiences
with trained professional designers other
than with just people who like to be designers
or decorators

I'm not saying it can't be done . My own ideas
have turned out on occasion to be better accepted
by the home owner than those of the
professional interior decorator.

It is a judgment call on your part depending
on your time you have available and your
experience with what people like.
When in doubt keep it simple and easy to
