Can I use the money for the security deposit toward the early termination fee. Tenant broke a 1 year lease and now wants her security deposit back but she doesn't want to give any mailing address of her new address so we couldn't send her any letter.
What should I do?

The tenant is required to provide you with a forwarding address and if she refuses, then you need to send it to her last known address, which is the rental and hope that she has her mail forwarded to where she lives now. If she wants her deposit back, I am unsure as to why she would do this but as far as the deposit, it could be used if she broke the lease early and failed to pay the fee. If she damages the rental as well and there are costs that exceed the deposit, you could sue her as well for those.
