My husband owns two thirds and sister owns one third of the dads house. She has judgements in her name of $90,000.00 and her husband of $40,000.00. to get clear title with the entire amount of both go against the house and if so what happens when we sell. is she entitled to one third of the net sale?

In NYS if your sister's husband has a judgment, then it is valid against her and any of her assets, including her share of the house. At the time of sale, the judgment will have to be paid off from her 1/3 percentage of the sale proceeds. Your husbands portion will not be affected.
