Sorry, Lesley - this is still a binding document. Forms that are promulgated by state Realtor organizations (or state agencies) are not mandatory to be used for real estate contracts - they simply exist for ease, but they are not mandatory. People are free to - and often do - use other contracts that are drafted by attorneys, for example.
And, a contract for real estate does not have to be notarized - only signed - under Cal. Civ. Code §1624.
As such, the document is binding.
