If I put the house with an outstanding mortgage of $100,000 in my wife's name with my son or daughter as beneficiary in the event of my death ; will the home be protected from Nursing home attempts to seize it ? Is there a three to five year look back in N.Y. state that says I need to turn in over so many years prior to nursing home admission?

There is a 5 year look back period. Best to do it before that 5 years. alternatively, a trust offers more protection, to be drafted by a lawyer.
