how can I know that at my mother's death, my father hasn't given residential property away to someone (in his church) rather than keeping it in 'The Springs Family trust' for children as originally intended?

Any transfer would have to be recorded in the county recorder's office. if there is nothing indicating the transfer in the chain of title then it has not occurred.
Likewise, any transfer would need to comply with the terms of the trust.
