If that is a personal property - not used for business or producing a taxable income - generally - there is no deductions.

(a) General rule Except as otherwise expressly provided in this chapter, no deduction shall be allowed for personal, living, or family expenses.

 

However - you still may deduct on your US tax return:

- real estate taxes paid for that property

- mortgage interest - only for the primary and ONE secondary home.

 

If the property is used for business - business portion of expenses may be deducted.

I have dual citizenship.


It sounds like you are Canadians that visit a personal residence.
If you do not rent out this unit there will be NO tax deductions available for you.
However if you rent it out part time and "try" to rent it out the renmainder of the time there may be significant tax benefits.
Please tell me more about where you come from, where the house is, and how you use it.
