my wife is lower income and I want to register an investment property to her name?
Or should I set up an ownership agreement with her stating that she has beneficial ownership of 100%. But register on land title both of our names.
I want to reduce tax and capital gain.
The condo is only 300 to 400k

If you want her to pay the tax on the rent then the property must be in her name.Then she will be the only one to have to declare a capital gain if you go to sell the property.If both your names are ***** ***** the you would have to split the rental income and split the capital gains.
