what do I need to open a gym?

I am looking to open a gym in my area, the area consists of about 30000 residents with a gym only for women, So, us men have nothing to workout at. I would like to know if there are "affordable franchises" (not like Gold's Gym or Bally's where you need about half a mill to get noticed).
