I currently have a real estate aent trying to sell my home. She is a family friend so I can't fire her. I'll never do that again.
How can I "help" her market my home or what can I do ?

You can do everything she's doing yourself. List it in the classifieds as well as all the home buying magazines in your area. Put it on the MLS website. Advertise it in the LA Times. Have open houses every week-end. Schedule tours with the other real estate office's agents. Put information flyers in a waterproff box under the sign in your yard. Even if they do that for you, I would make it myself. I did! I put much more detail and made mine look better than the agency did! Mail out flyers ( which you also make) to Big companys and doctors in your area. I would drop by her real estate office when you know she's not there and talk to her superior, tell them what you told me and that you don't want her to know. They can get her motivated!

What I would do first is ask her to do all these things in a nice way.( or ask her if she has done them) Give her a week ,and then do them yourself. I would also at some point have an honest talk with her and say something like "I need to do something faster, I really need to sell my home and this is taking much longer than I expected".

We had this same thing happen, I agree I'll never do business with a friend again. They tend to make it a lower priority because they don't think you as a friend will get a new agent. Which is true. If you had any other agent you would have gotten someone else by now. So it's a lose lose scenario.

If all else fails, get out of the contract and tell her you still want her to sell it, but you're getting an additional agent to help as you can see how busy she is and you feel bad for burdening her any further. Get the other agent signed on first so there's nothing she can do. You just act innocent, as if you don't really understand the Real Estate business. One thing you can point out is usually the agents get 6% selling agent 3 and buyers agent 3. So she will still get her 3% even if someone else markets it, as long as she brings in the buyer.

Our house is currently selling for $194,900 and by all realtors comments it is priced right. I am paying my agent 2 1/2% (what a waste) the buyer's agent 3 1/2% + we are giving $6,000 towards closing or a reduction in the sale price of the home. She said we are doing everything we can. What would you do differently ?

I would negotiate your agents price to 2% and the buyers agent to 3%, then I would offer $1,000( or whatever difference that is) as a realtor incentive. In other words Seller is offereing a 1,000 bonus to any agent that brings a buyer. That can be added in the comments section in the mls listing. In re-negotiating with your agent, try to be nice but honest in that you need to sell your house and it's taking much longer than you expected. Let me know if you have any other questions.
