Hi! I' a Realtor. I would contact a good realtor in your area, have then list the with all the buzz words on the MSL, like "must see to believe" "once in a lifetime", "modern upgrades", "priced to sell now", etc etc. And then when it lists..selling instructions at the bottom of the page, Write "Buying agent that closes deal in 30 days gets 1500.00. cash." Works for me every time. I list a house, I want it to move, I give up part of my commission to move the house. My broker and I share the hit, but get the house sold. That extra 1000 or 1500 hundred is quite an incentive. {Plus they do all the work and it's legal). Other than that, all Realtors have the same listings, belong to the same groups, so the incentive works most of the time. If you have any other questions, please ask.

I do have a contract with a realtor which will end in August, but my concern is that we have plans to start a new business away from here by the end of this year and that's the reason I would like to get this house sold by November.

I've been talking to my realtor to ask what's going on, but he says that the market is slow right now.So I decided that I'm going to get more involved now and don't mind spending the money to generate more leads.

Regarding your question about the gated community, there are 7 other properties around here and they all have 5-10 acres each. When we do open houses,we leave the gate open.

We are listed on the MLS, and yesterday I asked my realtor to add the buzz words and the selling instructions at the bottom of the page,"Buying agent that closes deal in 30 days gets 2,000.00 cash."

I also took new pictures of the house yesterday and sent them to my realtor to replace the ones that are on the MLS.I didn't realize that the ones that he has on are not very good.

Hi. You've done all the right things as I suggested. You may have to lower the price a little since it's been on for almost 3 months. Maybe 1145. The Market for you area right now as Of June 5, is about 1.1 million + or - 50K. I know that hurts, but..the market is dead in July and most of Augs. So you have to hit now. The 2,000 almost always works. It wakes up the agents that are sleeping. Also the Ad must have large lettering Intro "To Good to be True" "Once in a Life time" something like that.
Change: Large master suite with dressing room(if that applies)
Enormous Guestroom with dressing suite and private bath(if that applies)
Large Bedroom and private bath on first floor for Mom and Dad to visit..no Stairs! (if that applies)
Not play room...Large Grand room.
Spacious open floor place, but all the privacy of your own Villa tucked away from the "Real world." And this professional community has the allure of High End Living at its finest. How's that? Don't say you can sub-divide unless you have proof in hand. Have Taxes and survey available and MY rules for homeowners showing house;
PLEASE FOLLOW CAREFULLY!!! I MEAN IT!

1) Appts. Only. If more than number of people show up..be suspicious
2) carry cell phone
3) put all valuables and narcotic prescription drugs hidden away
4) no weapons on site
5) do not leave check book or bank statements any where in site
6) inform children not to tell anyone "we aren't home on Thurs..soccer practice) Etc. Your home may be empty, when you get home.
7) no phone listing by phone except police and nearest neighbor.
8) do not leave customers alone.
9) Make sure at least two people in house!
10) Screen people. When I show a house, I already have a letter of qualification, so I know their name, bank, ##, and work history. You do not, so be careful. Get name, phone number, find out if serious buyer or just shopping. Many people will lie just to see the house. 60% just want to see house, are not serious and will pretend. Nothing you can do about that. That's why FSBO's end up back at realtor. It's very frustrating. Ask people to sign in, if you lower the price in the future you can always call them.
