Resolved Question:

I bought a $5000 air/conditioning/heating unit and attached to the wall with bolts for a property that we are leasing. It is not central air. The landlord is trying to say that it has to stay when we leave. it is a piece of equipment- can he keep it?

He cannot keep it. Legally it is not a "fixture" but an item that can be removed and the wall repaired to its original state. It's a no brainer legally. He is dead wrong!
