my mother died recently leaving me as executor and under the terms of the will I am to sell the property and distribute the proceeds equally between my sister and myself.
My nephew has been living there rent free before my mother`s death and has been very tardy in his efforts to find alternate accommodation. What are my rights?

He has to leave, now.
Give him 14 days to vacate, that is more than reasonable.
Have you put the home on the market as yet?
If not, do so. As it changes hands after settlement, the purchasers will have him removed regardless.
